l The eligible taxpayer must buy, or enter into a binding contract to buy a principal residence between January 1, 2009 and April 30, 2010. The loan must be closed by June 30, 2010.
l Eligible home buyers who have not owned a principal residence during the three years prior to purchase may claim a homebuyer credit up to $8,000 if married; $4,000 if single.
l Long time homeowners who buy a replacement principal residence may claim a homebuyer credit of up to $6,500 if married; $3,250 if single. They must have lived in the same principal residence for any five consecutive year period during the eight-year period ending on new purchase date.
l Income limit for full tax credit is between $125,000 and $145,000 for singles and between $225,000 and $245,000 for joint filers.
· Extension of Tax Credit Deadlines. The home buyer tax credit is available for qualified purchases with a binding sales contract in place on or before April 30, 2010 and closed by June 30, 2010.
However, for qualified service members who are ordered on a period of official extended duty, these dates are extended for one year. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.
